What happens next?

As responsible agents, we need to carry out tenant checks. We have a duty of care to landlords and their properties, plus if this is your first time renting, or leaving home, there may be some aspects of renting that you may not be aware of so our rent affordability check list may also help you select a property that will allow you to live comfortably whilst still being able to pay rent and household bills.

Tenant checks are discreet and confidential and include:

  • Credit Check
  • Previous Landlord Reference (if applicable or character reference).
  • Income
  • Employment
  • Guarantor (if required)

Fees are payable for tenant checks and the costs are published on our website, alongside each set of property details.

Deposits are usually the equivalent of 6 weeks rent and are registered with a government backed Deposit Protection Scheme (DPS) for your security, should any dispute arise at the end of your tenancy. You will be informed whether it will be managed by us or an individual lord, as this is may vary with specific properties.

Contracts

We supply legally compliant Tenancy Agreements to keep you safe and are more than happy to talk you through them if there are any bits you are unsure of. Occasionally, a landlord may supply his or her own agreement. We would then advise you to have it independently checked as we cannot guarantee its accuracy. We would always make sure you are aware of this if applicable.

Your tenancy agreement will also detail areas that are yours, ours or your landlord’s responsibility. Please ask us if there are any points you are unsure of before signing your agreement. We can also help explain what you can and can't do to your rental property to make it feel more like "home".

It’s Moving Day!

So all the paperwork is completed and you have the keys in your hand, ready to start moving in. It would be great if you could just move in and relax straight away but we recommend that you go through a few small things before you put your feet up, as they could save you a lot of time and effort in the future.

  • Check your inventory thoroughly.
  • Read all the meters and call the suppliers
  • Locate the water stopcock and fuse box
  • Ensure the boiler instructions are present
  • Make sure the Gas and Electric Safety Certificates are in date

These simple tasks won’t take you long but could make your life a lot simpler later on.

Always check the inventory thoroughly. If any items are either missing or of a sub-standard condition, they must be reported straight away to avoid disputes. Plus it is a good idea to have a good look around the property and take a note and photograph of any damage or marks and let us know straight away.

Once you have read your meters, call the existing energy supplier and water company and give them your readings and they will create new accounts for you.

Don’t forget, you will also need to obtain a television license and let the local council know your details for council tax.

It is always a good idea to locate things like stopcocks, fuse boxes and boiler instructions before you move your belongings in, as it can be difficult to find them in hurry once the cupboards are full.

Although we do our very best to ensure landlords keep up-to-date with their legal responsibilities, it always worth checking that all the safety certificates are up-to-date.
